REQUIREMENTS FOR RESIDENTIAL CONSTRUCTION
Intent
The purpose of the building codes is to provide minimum construction standards to safeguard life or limb, health, property, and public welfare by providing minimum design and construction standards, quality of materials, use and occupancy, location and maintenance of all buildings and structures within the city limits of Durango.
Sewage Disposal
The owner of all houses, buildings, or properties used for human employment, recreation, or other purposes within the City is required to install facilities connecting to the public sewer. Service lines shall be a 4-inch minimum and must be noted on construction site plans. A licensed plumber shall make the connection to the main line. Lines shall not enter at manholes.
Water Supply
All buried service lines shall be Type K copper and shall have a curb stop, meter pit, and remote installed per City standards. The depth of service lines shall be a minimum of 48 inches below grade. The City Water Department shall make the tap on all existing water mains. Location must be shown on construction site plan.
Curb Cuts/Driveways
A maximum of one curb cut per dwelling unit is allowed. A residential curb cut shall be no more than 24 feet wide. Driveway cuts may be no closer than 40 feet to intersections and no closer than 20 feet from another driveway when measured at the right-of-way line. Curb cuts shall be no closer than 10 feet to the property line. Driveway grades may be no steeper than 12%. Location,
dimensions, and grade must be on construction site plans.
Zoning
The incorporated areas of the City are zoned and divided into appropriate districts. Residential zones have requirements for setbacks from property lines. These are specified in the Land Use and Development Code. The correct setbacks must be reflected on the construction site plan.
